Restoration of Exterior Masonry Walls and New Roof Structure (1992 to 1994)




01. South exterior brick masonry wall of Northwood manor prior to demolition of existing brickwork and steel shelf angles and replacement with new brickwork supported by Cowie designed support system.




02. Existing steel shelf angle with vertical leg anchored to concrete floor slab. Shelf angle is rusted and nuts & washers on anchorage bolts are severely rusted. Back leg of steel angle also improperly shimmed from face of concrete floor slab by use of a steel washer.

05. Spring 1994 enclosed scaffolding for restoration of the exterior masonry walls of Northwood Manor.




06. New hot dip galvanized steel shelf angles for support of new brickwork. New structural steel support system extending from concrete floor slab to floor slab with new hot dip galvanized brick tie system for lateral support of brickwork.




07. New continuous waterproofing membrane extending continuously along the steel shelf angle and extending up the concrete block masonry wall.




08. Polyurethane spray-applied insulation covering existing concrete block masonry back-up wall and new structural for shelf-angles and brickwork. Photo shows parapet and 11th floor wall system.




09. Typical restored and insulated back-up wall system with new brick ties for anchorage of the new brickwork.




10. Example of restored back-up wall system covered with spray-applied polyurethane insulation extending from Gottigen Street ground floor to first floor.




11. View of exterior face of wall showing new insulated steel shelf angles for support of new brickwork, and spray-applied polyurethane insulation covering the back-up wall system, as well as new steel framing for support of steel shelf angles.




12. Commencement of erection of structural steel for new roof located above existing roof.
